You have only to reside here for a short time to realize there are few condominium residences comparable to ours. Since 1987 when the building was completed and the first residents moved into some barely finished apartments, there has been a feeling of accomplishment and enthusiasm. South Pointe was one of the first condominium communities to emerge at the onset of the revitalization of South Beach. In a way we were pioneers on this end of town. We have witnessed a complete transformation of the entire area. The desire and faith to create a positive community, literally from scratch, is the kind of spirit that is the make-up of those who choose to live at South Pointe. 2. Front Desk/Security is on staff 24 hours per day, 7 days per week. The Front Gate guard monitors access onto the property. It is necessary for Security to have your telephone number so that you may be called in the event that you receive a guest or a delivery. To avoid delays and inconveniences, youmust notify the Front desk and give them the name of the person you are expecting. Guests and deliveries that arrive unannounced will be turned away unless the resident can be contacted by phone in a timely manner. Access to the building is secured by a computerized RF tag and a key fob access system provided by Vitel Communications, Inc. There are three garage entrances: one on the first level along the service drive, one at the bottom of the front driveway and one at the main entrance on the second level. As a resident of South Pointe you must have an automobile entry device called an RF Tag to open the gate arms and garage entrance doors. You will also need a key fob to open building doors once you are in the garage. All of these devices are programmed into the computer, contact the Management office to obtain these entry devices or for further information in the event you lose one. There is a charge to replace devices issued to your unit. 3. Safety: The building has a fully monitored sprinkler and fire alarm system with sprinklers throughout the common areas and in all apartments. Each apartment has smoke detectors and a security alarm system, which monitors unauthorized entry. The alarm system also has an emergency feature, which sets up voice communications with the Front desk. The Front Desk is manned 24 hours per day. The alarm panel next to the door can operate as a perimeter security alarm as follows: ARMING MODE: 1. Close all doors and windows. 2. Press the ‘CLR’ button. This will clear any mistakes. 3. Enter any 3-digit number as your security code. 4. Press the ‘ENT’ button. Panel is now armed and ‘secure’ light will flash. 5. You have 30 seconds to depart the premises. DISARMING MODE: 1. When you open the door a tone will sound as a reminder your alarm is set. You have 30 seconds to disarm the panel. 2. Close the door after entering. 3. Touch ‘CLR’ button. 4. Enter your 3-digit code number. 5. Light will stop flashing (meaning you have properly disarmed the alarm.) 6. If the alarm does not stop after you have entered the code, press “CLR” and try again. NOTE: Failure to disarm system within 30 seconds causes an intrusion tone and transmits the intrusion alarm to the master terminal at the lobby Security desk. IN CASE OF EMERGENCY: 1. At the alarm panel, press the red medic symbol and then press the number 3 (also red). 2. An emergency signal is transmitted to the Security office and a two-way communication is then established. 3. An emergency alarm can be cleared by pressing the ‘CLR’ button, the red medic symbol and then the ‘CLR’ button again. 4. Shipping and Receiving is handled by our Receiving clerk and is open from 9:00 AM to 5:00 PM Monday through Friday. It is located on the first level by the Loading Dock area. Packages and other deliveries are stored in the receiving room. A package notice is delivered to the apartment to notify the resident that a package has been received. Packages can be claimed at any time from the receiving room by calling the Front Desk or Receiving office. Small packages may also be left for you at the Front Desk. Your package notice will indicate either “Front Desk” or “Shipping and Receiving”. 5. The Loading Dock is the part of the building that deals with deliveries, moving in or out of the building, and service calls to apartments. The loading dock is the large gated area on the first level of the south side of the building. It is open from9:00 AMto 4:30 PM Monday through Friday. All moving and deliveries are done through the loading dock. Notify Management to reserve thefreight elevator for your delivery or move. (There is an elevator damage deposit of $500.00 collected at the Management office prior to the scheduled use date.) Plastic carpet runners must be installed on your hallway floor at a charge of $50.00 to protect the carpet duringyour move, delivery or service call. It is your responsibility to inform Front Desk or the Management office of your need for carpet runners. NOISE RELATED TO WORK BEING DONE IN THE APARTMENTS OR BUILDING IS PERMITTED FROM 9:00 AM TO 4:30 PM MONDAY THROUGH FRIDAY ONLY. Noise that is not work related, i.e. radios, loud talking, etc., that is disturbing to residents is not permitted at any time. 6. The Mail Room is located on the lobby floor in the alcove opposite the Management office. Your box is numbered the same as your apartment. The mail comes once a day, usually in the afternoon after 3:00 PM. 7. Valet parking is available at the circle 24 hours. Visitors may have their cars parked by the valet free of charge. 8. Waste Disposal: The building has an efficient system for disposing of your garbage and recycling. The system depends on everyone in the building, including maids and guests, to correctlydispose of garbage; otherwise, disturbing smells and insects will permeate the halls. GARBAGE must be tied in a heavy gauge plastic trash bag and placed into the chute (not on the floor). Your bag must not leak on the floor. Our hallway carpet may be damaged permanently from garbage drip stains. In the event that the damage is traced to a specific unit, that resident will be responsible for the damages to the carpet. Trash chute hours are limited to 9:00 AM through 10:00 PM. Recycling: The building provides an area inside the trash chute room for recycling newspapers, aluminum cans, glass and plastic bottles only. You must rinse any containers with water before depositing them in the gray recycling bin. Newspapers may be stacked in the blue bin on the floor. Cardboard boxes must be taken downstairs to the first level (south side) of the building and placed in front of the double doors at the loading dock. Any unusual or large item to be disposed of, such as a plant or a piece of furniture, may not be disposed of in the loading dock area. There will be a disposal charge for unauthorized items left in the loading dock or trash rooms. 9. Repairs and Maintenance: Each individual apartment is the responsibility of the resident. The Association’s maintenance staff can be called for certain repairs and maintenance. A schedule of charges is available in the Management office for your perusal. All requests for work done in individual units must be made through the Management office and not through the Front Desk. 10. Exterminator: The Association’s common areas are exterminated once per month. The same company may be called to exterminate individual units. A check must be made in advance of their visit and left with Management in the event that you will not be home when the exterminator arrives. 11. Insurance: The Association carries insurance on the building and common areas for flood, property and casualty losses. Each individual apartment owner should have a Personal Property Homeowner’s Policy for Condominiums, which includes Loss Assessment Coverage. This will cover the owner’s share of assessments for a covered loss that unit owners would have to pay due to a large deductible of the condominium insurance. 12. Service Contracts: Appliance service contracts are the most efficient and cost effective way to protect you from expensive appliance repairs. With a service contract, for a flat annual fee you can receive five-day service and emergency service for appliance repairs. Total Appliance handles a number of our units. Their phone number is listed in the important phone number section of this website. 13. Reading Material: Residents are encouraged to share any reading material they might otherwise recycle (such as magazines or paperback books). There is a magazine rack in the multi-purpose room where material may be placed. We are a multi-lingual condominium so material in any language is welcome. 14. Air Conditioning Filters: These are changed free of charge every other month by our maintenance department. BUILDING POLICIES 1. NO SMOKING: You are prohibited by Florida law from smoking in the common areas of community associations. Therefore, there is no smoking allowed within any part of our building except in individual apartments. 2.DOGS: Only unit owners are allowed to have one dog no more than 15 pounds in weight at maturity. Dogs must be on a leash at all times. Two exercise areas have been provided for pets. One is in the grassy area near the tennis courts. The other one is located outside the loading dock area. Posts have been erected that contain doggie boxes for cleaning up after pets. You are required to use these. 3. HURRICANE SHUTTERS: During hurricane season, if you are away from your apartment for any length of time, you are required to remove all furniture and plants from the balconies and close your hurricane shutters. Hurricane preparation requirements are included in this website. 4. BALCONY RULES: It seems the largest single complaint
made to the Management office is about a neighbor’s balcony.
Out of consideration for your neighbors and in keeping with the rules
and regulations of the condominium and county ordinances, it is important
to be aware of how you care for and use your balcony. 5. ROLLER BLADING: Roller-blading is not permitted inside the building corridors, the lobby, or on the pool deck. Roller bladers are required to exit and enter the building through pedestrian gates in the garage (not the automobile gates). 6. LOCK-OUTS: By virtue of the fact that South Pointe
is a condominium - not a hotel - there is not always someone on the
premises with a key to open your unit in the event that you lock yourself
out. If you are locked out during office hours or the manager is on
the premises, the staff will be happy to help you. Otherwise, you are
fully responsible for calling a locksmith to open your door. STORAGE LOCKERS: Each apartment has a storage locker located on either the first or second level storage rooms. Inside the room are individual lockers each numbered the same as the apartment number. Residents are responsible for placing a padlock on their locker. Items left outside the lockers will be considered abandoned property and will be discarded. BICYCLE LOCK-UP: Located on the first level of the garage. Residents are encouraged to store their bicycles in the fenced room, which is locked, and under camera surveillance. It is recommended that you additionally lock your individual bicycle inside the lock-up area. Please do not lock your bicycle to the fence on the outside or chain them to posts in the garage. Bicyclists are required to use the pedestrian gates to enter and exit building. Please contact the Master Association to get a bicycle sticker for identification purposes. AMENITIES AND
COMMON AREA RULES MEDIA ROOM: Located on the lobby level. MULTI-PURPOSE ROOM: Certain rules and policies have been established to ensure proper and fair use of this facility. Residents who want to use this facility must call Management and reserve it five days in advance of the date and time of the party or meeting. The Management office will give you the rules and regulations and charges that apply to the use of this facility. These should be reviewed prior to making your reservation. TENNIS COURTS: Are available on a first come basis. The lights for the tennis courts are on a timer and may be used until 10:30 PM. One end of the court may be used for basketball. The use of the tennis courts always takes precedence over the use of the basketball goal. Roller blading is not allowed on the courts. EXERCISE ROOM: Located on the second level of the building, it must be accessed with a gray Key Fob. The room is available 24 hours. The residents and their guests acknowledge that use of the equipment contained in the exercise room involves the risk of possible injury by its user and requires a certain level of physical fitness and knowledge. In addition, the residents and their guests release South Pointe Condominium Association, Inc., its representatives, agents, or any employee from any liability for any injury or damage resulting from use of the exercise equipment in the gym. Specific rules governing the use of the room are posted inside the exercise room and also are included in this website. Please read and adhere to these rules while using the gym. POOL RULES: These were designed for the enjoyment
and safety of everyone who uses the facilities. The rules are posted
at the swimming pool and they are included in this website. Security
patrols the pool deck regularly and is expected to enforce the rules
at all times. In addition, we have two full time pool attendants who
will enforce the regulations. 2. ANYONE WHO CANNOT SWIM MUST BE ACCOMPANIED BY AN ADULT WHO CAN. 3. ALL CHILDREN UNDER 12 YEARS OF AGE MUST BE ACCOMPANIED BY AN ADULT. 4. NO RUNNING OR HORSEPLAY IN OR AROUND THE POOLS. 5. ABSOLUTELY NO GLASS IS PERMITTED ON THE POOL DECKS. ONLY PLASTIC, PAPER, OR ALUMINUM CONTAINERS. 6. NO FOOD OR DRINKS ARE PERMITTED WITHIN 4 FEET OF THE POOLS. 7. EVERYONE MUST SHOWER BEFORE ENTERING THE POOLS. 8. TOWELS OR COVERS MUST BE PLACED OVER LOUNGES AND LOUNGE CUSHIONS. 9. BALLS AND FLOATS ARE NOT PERMITTED IN THE POOLS. 10. BABIES AND TODDLERS ARE NOT ALLOWED IN THE POOLS (ESPECIALLY INFANTS WITH OR WITHOUT DIAPERS). INFANTS ARE NOT ALLOWED IN THE JACUZZIS. 11. INFANTS AND SMALL CHILDREN ARE TO USE THE SMALL CHILDREN’S POOL. 12. RADIOS ARE NOT ALLOWED ON THE POOL DECKS. 13. ANIMALS OF ANY KIND ARE NOT ALLOWED IN THE POOLS OR ON THE POOL DECKS. 14. CHILDREN UNDER 12 ARE NOT PERMITTED IN THE JACUZZIS WITH OR WITHOUT AN ADULT. 15. NUDE OR TOPLESS SUNBATHING AND OR SWIMMING IS STRICTLY PROHIBITED. 16. BICYCLES OR BIKE RIDING, ROLLER-BLADING, ROLLER SKATING OR SKATE BOARDING ARE NOT PERMITTED ON THE POOL DECKS. NO DIVING FAILURE TO ABIDE BY THESE RULES WILL RESULT IN PERSONS BEING
REQUIRED TO LEAVE THE POOL DECK AND/OR A FINE WILL BE IMPOSED BY
THE BOARD OF DIRECTORS 2. NO PLAYING, RUNNING, OR HORSEPLAY WILL BE PERMITTED. 3. DO NOT DROP OR BANG THE WEIGHTS. 4. ANYONE ABUSING THE EQUIPMENT WILL BE ASKED TO LEAVE. 5. THE TIME LIMIT FOR THE USE OF ANY EQUIPMENT IS 45 MINUTES. 6. LOCKERS ARE FOR STORING PERSONAL

HURRICANE PREPARATION The standard preparations for South Pointe residents during this period are:
Absent “for any length of time” means even a weekend out of town. If a hurricane warning is issued while you are away you may not be able to come back and probably should not come back. Therefore, it is important to prepare the apartment no matter how short the planned trip is. Residents should notify management of the dates they will be away when they leave town. You are required to give the name and phone number of any person you have designated to close your shutters, if you do not do it yourself or do not plan to have management do it at the time of your departure. If you wish, we can provide a service through the maintenance department to close or open your shutters for $75.00, anytime other than when a storm warning is issued. Removal of items from the balcony will be charge at our hourly rate of $30.00 per hour, minimum ½ hour charge.
It does not matter how large or heavy things are on your balcony; a 100-mile an hour wind will blow anything away, even if it took 5 men to put it on your balcony. The danger is, anything that is too large to be easily moved has the weight and mass to be very destructive to the balcony railing, hurricane shutters and the exterior of the building. If an item is too large or heavy for you to move, we strongly suggest that you not have it on your balcony. When a hurricane is approaching it would be injurious to the residents’ interests to tie up our maintenance and security personnel to move large or heavy items from balconies. Your failure to properly prepare your apartment for the Hurricane Season if you are going to be away, or even if you are here, and a hurricane warning is issued, will result in our personnel having to be involved. Therefore, removal of items from the balcony and closing of the shutters, by South Pointe personnel, after storm warnings are issued, will result in a minimum emergency fee charge of $350.00. Last, but not least, Miami Beach is an evacuation zone in the event a hurricane is predicted to make land fall between Jupiter Inlet and Key Largo. Although we have shutters, evacuation is still mandatory. The reasons are many; although there are shutters, the building could sustain damage depending on the intensity of the storm, leaving occupants injured and without any available medical help for hours or even days. It is almost inevitable that we will be without electricity, possibly for days or even weeks. This means we will also be without water as long as the city pumping station is without electricity. There is also the possibility of flooding, damaging roads and bridges, making it difficult or impossible to leave the Beach for sometime after a hurricane. These are not scary words written to frighten anyone, but real scenarios as witnessed in South Dade in the aftermath of Hurricane Andrew. This information is given to encourage everyone to establish a plan now for removing items from balconies, closing shutters, and evacuating the building in the event it becomes necessary. I hope this information is helpful and I would encourage anyone with questions or concerns to contact the management office.
